House with bed and breakfast accommodation, fully licensed continental style café, gift & farm shop, purpose built winery including cellars, a productive and varied vineyard, in all amounting to about 10 acres (4 hectares)
Adgestone Vineyard is set the south facing slopes of Brading Down within an Area of Outstanding Natural Beauty close to the island’s south eastern coast and benefits from good views of both the surrounding rolling countryside and also sea views over Sandown bay and the English Channel.
The area has an excellent micro climate and the island has a diverse range of water and land based sports with sailing facilities available in nearby Bembridge. The island is well connected to the UK mainland with numerous ferry routes including high speed passenger ferry services from Ryde (about 5 miles) to Portsmouth with a crossing times of about 15 mins and with car ferry services from Fishbourne (6 miles) to Portsmouth with crossing times of about 45 minutes.
The vineyard was established in 1968 and is for sale by only the second owners. Adgestone has won many awards over the years and in 1994 it was chosen to supply the wine for the first course at a D-Day Anniversary dinner hosted by the Queen. The current owners have further developed the business with the addition of a gift and farm shop and fully licensed continental style café. The house was built in 1992 providing flexible accommodation with south facing principal rooms benefitting from the views and in recent years the owners have operated Bed and Breakfast from 3 en suite bedrooms. Adjacent to the house is the winery comprising cellarage and pressing rooms whilst to the rear of the property is the visitor centre, comprising the café and shop with a terrace overlooking the vineyard. The vineyard currently attracts approximately 35,000 visitors per year.
The vineyard has a variety of grapes including Rondo, Regent, Dorn Felder, Seyval Blanc (used for sparkling wine), Pheonix, Bacchus and Orion. It currently produces between 10,000 and 12,000 bottles per year although considerable areas of the vineyard have been replanted in recent years and it is envisaged the potential production could rise to between 20,000 and 25,000 bottles in future years. The current owners sell around 90% of the wine direct to the public.
Adgestone produces two different red wines, a rose, three different whites and two sparkling wines. Visitors to the vineyard can enjoy a tour of the cellars, wine tasting and a chance to stroll around the vineyard and enjoy light meals, cream teas and of course wine in the fully licensed cafe.
