Details

Solent Heights is situated on a ridge set back about 100 metres from The Solent, just to the West of the harbour town of Yarmouth. The property looks down over its own mature gardens and woodland towards the Solent, and then Lymington beyond. This attractive setting is virtually on the beach (adjoining Fort Victoria country park) and is only a short walk from the mooring facilities of Yarmouth. With its popular harbour, yacht and sailing clubs, Yarmouth (within ¾ mile) provides a range of shops and restaurants as well as frequent ferry services to Lymington – taking about 30 minutes. Inland from Yarmouth is an extensive Area of Outstanding Natural Beauty with a wide range of sporting and leisure facilities.

This architect-designed property, constructed in the early 1970’s, retains many original features typical of the period. The house would benefit from some modernisation but has enormous potential. Planning consent has been achieved to reconfigure the property to provide a spacious contemporary home. There is a magnificent summerhouse, constructed to a high specification in 2006, which provides a stunning woodland retreat, whilst the grounds teeming with wildlife include lawned gardens, mature woodland, a meadow area and a pond.

OUTSIDE

The property is approached via a gravelled driveway leading to a turning and parking area in front of the house adjacent to which there are borders with lawns, bound by a range of mature trees providing a secluded setting. A balcony on the southern side of the house leads around to the rear of the property where the ground level is higher than at the front of the house. There is a further lawn adjacent to the principal reception room of the house overlooking the grounds and the Solent towards Lymington. In summer the sea views are partially obscured by the greenery but are spectacular for at least half of the year. The gardens slope away from the house with paths leading down to the pond bound by mature willow trees. A range of mature trees including Holm Oak, Ash, Elm and Oak surrounds the gardens. A five bar gate provides further vehicular access to the north of the property.

A decked wooden path with LED ‘runway’ lighting leads to the summer house/pavilion, a superb architect-designed building, constructed in 2006 to an extravagant contemporary design. Adorned with an imposing cedar shingle roof, copper guttering, oak flooring and pine clad walls and ceilings it comprises a single internal room measuring 5.13m x 5.78m (16’10” x 19’0”). On two elevations there are glazed double doors with glazed side panels and on the Solent facing aspect there are glazed concertina doors that take in views of the surrounding mature woodland and pond. There is a hand-built solid wooden unit with cupboards and drawers containing a butler sink with mixer tap and comes with hardwood work surfaces. In one corner is a contemporary Danish wood burning stove by Hwam together with an array of spotlighting on dimmer switches. Outside there are substantial covered decked terraces, iridescent LED lighting and external power sockets. The Solent facing aspect is enhanced with star affect LEDs and a craftsman-made oak balustrade.
